Access
A narrow gate or a back yard far from where the truck can park means moving material by hand, and hours are money.
Taking out the old lawn
Stripping dead or weedy turf before the new sod goes down is real work a bare price per foot does not show.
Grading
A lumpy or badly sloped yard needs correcting first. Skipping it is how a new lawn holds puddles.
Extra dirt
The band covers the grading work. If the yard is low and needs fill dirt brought in, the material goes into the quote up front.
Size
Small jobs carry the same setup as big ones, so a very small yard sits at the top of the band per foot.
Building new?
Bare dirt on a new build usually means no tear-out but more grading. It prices differently, and a quick call is the fastest way to a real number.

Timing
Why fall sod beats spring sod in Michigan
September and October are the best months to lay sod in Michigan. The soil is still warm from summer, so roots drive deep, while the cooler air means the blades are not fighting heat. Fall sod knits down faster than a spring install here.
It also asks less of you. A July install needs watering every day; fall sodding does not, and the weeds that crowd a spring lawn are done for the year.
By first freeze your new sod is rooted. It comes up in April already established, while spring-laid sod is still catching up.
The window closes when the ground does, usually late November in Metro Detroit. If you are resodding this year, the free estimate needs to happen in the next few weeks.
