This site uses Google Tag Manager to load Google Analytics and Google Ads conversion tracking. These set cookies in your browser. We use them to understand which pages people find useful and to measure whether an advertisement led to an enquiry or a phone call. We do not use them to build profiles for sale, and we do not sell any information to anyone.
When you submit an enquiry we tell Google Ads that a conversion happened, together with the click identifier that brought you to the site, so we can tell which advertising is worth paying for. We do not send your name, address or phone number to Google.
You can block or delete these cookies in your browser settings, and you can opt out of Google Analytics using Google’s opt-out add-on. The site works normally either way.
We use Microsoft Clarity, loaded through Google Tag Manager, to record how this site is used. It captures the pages you visit, where you move and tap, how far you scroll, how long you stay, and your screen size and browser. These are combined across visitors into heatmaps showing which parts of a page get attention.
This is a reconstruction of the web page, not a video of your screen or your device. It cannot see other tabs, other applications, or anything outside this site.
Anything you type into a form field is hidden before it leaves your browser. Your name, phone number and address are never uploaded to the recording, and that protection cannot be switched off. We additionally hide the suggested property address that appears under the address box, because that is the one place an address is shown outside a form field.
We use this to find where the site confuses people, so we can fix it, and we do not sell any of it. We do attach our own site identifier to the recording, which means that if you send us an enquiry or call us, we can look back at the visit that led to it. That identifier is a random number. Your name, phone number and address are not sent to Microsoft, so the recording is only connected to you through records we already hold. Microsoft holds the recordings and keeps them for 30 days, apart from a small random sample and any recording we mark as useful, which it keeps for up to nine months. Clarity sets its own cookies and Microsoft matches an identifier with Bing. What Microsoft does with it is covered by their privacy statement.
Blocking cookies or using a tracker blocker stops the recording. The site works normally either way.
If you reach this site by clicking one of our advertisements, the phone number shown to you may differ from the number on our business listing. It rings the same place. It exists so we can tell which advertising actually produces phone calls, which is the only way a business our size can judge whether the money spent on advertising is worth spending.
When a call comes in on that number we record the number you called from, the time, and how long the call lasted. Where we can match it to a visit, we connect it to that visit.
We do not record or listen to the call itself. No audio is captured or stored.

We implement appropriate security measures to protect your personal information against unauthorized access, alteration, disclosure, or destruction. However, no method of transmission over the internet is 100% secure.
Records of site activity and call records are kept for 24 months, matching the lifetime of the cookie that ties them together, and are then deleted.
Enquiries you send us are kept for as long as we need them as a record of the work, since a customer may come back to us years later about a job we did. You can ask us to delete yours at any time using the contact details below.

If you call us and we cannot answer, we send one automatic text message back to the number you called from. Your phone number is used to reply to you and to keep a record of the conversation, and for nothing else.
No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. All other use case categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties. Information sharing with subcontractors who provide support services, such as the messaging provider that delivers the text, is limited to what is required to deliver the message.
